FAQ’s

Q: What is your policy on lawn cutting?

A: Single family units are responsible for their own lawn cutting, however OneSeven Realty, Inc will monitor that lawns are being maintained so there are not city fines assessed to your property.  For any multi-unit property, OneSeven Realty, Inc will contract to have the lawn mowed every other week or as needed.  Typically it is 2-3 times per month depending on rain and how the weeks fall in the month.  Warning notices are sent out by the city, and if you do receive one of these please notify management ASAP so we can promptly take care of the issue before it turns into a fine as we can not always do “drive bys” of each property weekly like the inspectors can.  Lawn cutting typically runs from Late April to Late October

Q: What is your policy on snow removal?

A: Snow removal is tenants responsibility on all units, unless the building has 4 or more units, and in that case OneSeven Realty, Inc will contract for snow removal.

Q: When will I receive my deposit/check?

A: The “books” are kept open for the full month to allow for the maximum amount of collected rents for all units, and proper accounting of any expenses in that given month.  Once the month comes to a close, all accounts will be reconciled and your statement will be published within the first full week of the month (depending on exactly when the 1st falls) and your funds will be issued at that time.  Please allow 2-3 business days for your deposit to show up in your account depending on your bank. NOTE – OneSeven Realty, Inc does not keep a “reserve” of your money as would some other companies.

Q: What will you provide me with at the end of the year for my taxes?

A: If you are a US citizen or US based company, you will receive a 1099 form that you need to file with your yearly tax return to show your income.  A Schedule E can also be provided upon request if your accountant requires one.  If you are an International client or company, you will receive a 1042 form that you will need to file with your yearly tax return to show your income.  A Schedule E can also be provided upon request if your accountant requires one.

Q: Can you pay bills for me?

A: Yes, OneSeven Realty, Inc can use your funds to pay a tax bill, water bill, insurance bill, ect with a small bill payment fee.

Q: Where do you advertise your vacancies?

A: We publish our available units here on our website, on our Facebook page, on Craigslist, Zillow, Trulia and many other rental websites prospective tenants may look for their next place to call home.

Q: How do you screen your applicants?

A: First a personal interview of each applicant is conducted where they fill out an application form with their personal information, previous rental history, employment/income information as well as personal references.  Then a background check is conducted to check for previous evictions or criminal history.  If everything checks out with their background, landlord reference, income verification and personal references, then a tenant is approved!

Q: Do you hold security deposits?

A: No, OneSeven Realty, Inc does not hold any security deposits.  Your security deposit will be transferred to you with your monthly rents, and reflected on your monthly statement as well.
